Weston Planning Board reviews HYM senior living bylaw, closes three site hearings

WESTON — February 4, 2026 — Weston Planning Board holds informal working review of HYM senior living bylaw before formal hearings begin. The board spent roughly 45 minutes Wednesday in a pre-hearing session with HYM Investment Group representatives Doug Manns, Alexa Jakobowski, and Ben Tampker, examining a revised zoning warrant article for a proposed senior living development on 28.3 acres of the Regis College campus on Wellesley Street — a project that would include independent living, assisted living, and memory care units in a main building of four stories at up to 54 feet tall. Chair Leslie Glynn emphasized the session was not a public hearing and that the Select Board had not yet formally transmitted the bylaw, telling the audience, "It is not a public hearing — it is a precursor." The board pressed HYM on building height, setbacks, grading impacts on mature trees, and cross-section views from Colonial Way abutters; member Timothy Shawn Lanier asked why the Zoning Board of Appeals rather than the Planning Board was designated as special permit granting authority. The board also voted unanimously to continue a hearing for 56 Ridgeway to February 25, close hearings for 44 Page Road and 35 Bemis Street pending written decisions, approve a driveway wall relocation at 153 Wellesley Street, and approve a conditional Certificate of Action for JST Woods. Alex Selvig was elected Vice Chair, replacing Lanier in that role.
