Weston ZBA Approves Derby Lane Addition, Delays Page Road Home Permit

WESTON — April 8, 2026 — Weston's Zoning Board of Appeals split its outcomes April 8, approving one addition and deferring a new-home permit over a disputed lot measurement. The three-member panel — Chair Stephen J. Larocque, Jane Fisher Carlson, and Tristan Colangelo — unanimously voted to continue the special permit hearing for petitioner Jinshan Shen's proposed 6,820-square-foot home at 44 Page Road until April 28, after the board could not reconcile a nearly 6,000-square-foot gap between the town assessor's lot-area figure of roughly 50,000 square feet and the project surveyor's measurement of 44,546 square feet — producing RGFA ratios of either 13.5 percent or 15.3 percent depending on which number is used. Fisher Carlson said she "sees warning signals when the RGFA goes over 14 percent," and Larocque called the disparity unresolvable by the board alone, directing the petitioner toward the assessor's office and potentially a land-use attorney. By contrast, the board unanimously granted a special permit to Nikolas and Nicole Charos of 8 Derby Lane for a two-story addition replacing a three-season porch, a net gain of just 346 square feet and an RGFA of 9.0 percent, with prior sign-off already in hand from both the Historical Commission and the Board of Health.
